What does a title search actually cover?
A proper search traces the chain of ownership through registered deeds, 7/12 and property-card entries, mutation records and encumbrances — typically thirty years back — and ends in a written opinion identifying defects and the documents needed to cure them.
Can a daughter claim a share in ancestral property?
Yes. Daughters are coparceners with rights equal to sons in ancestral property, by birth — as settled by the Supreme Court. Marriage does not affect the right.
How do I file a RERA complaint against a builder in Pune?
Complaints are filed online with MahaRERA with the agreement, payment proof and the promised-possession evidence. For delay, Section 18 provides refund with interest or interest for every month of delay if you stay in the project.
Is a registered will necessary?
Registration is not compulsory for validity, but a registered will is far harder to challenge. What matters most is proper execution — two witnesses, sound disposing mind, and drafting that leaves no ambiguity.
