01Who this page is for
Property matters in Pune span title verification before purchase, partition of family property, wills and succession, and RERA complaints against builders before MahaRERA. Which forum applies — civil court, revenue authorities, or MahaRERA — depends on the dispute, and choosing correctly saves years.
Every month we meet buyers who skipped title search to save a fee, and siblings whose partition turned hostile for want of one early conversation. Property law rewards prevention; where prevention is past, it rewards the side with the better paper.
Title Verification
Search of 7/12 extracts, index II, mutation entries and encumbrances before you sign anything.
How it worksPartition Suits
Division of ancestral and joint family property — by settlement deed where possible, by suit where necessary.
How it worksWills & Succession
Will drafting, probate, succession certificates and heirship — planned early, disputes avoided entirely.
How it worksRERA & Builder Disputes
Delay, defect and refund complaints against builders before MahaRERA — with interest under Section 18.
How it works02The process, step by step
For a partition matter — the most common property dispute we see — the path is:
Document assembly
7/12 extracts, property cards, mutation entries and the family tree — the genealogy of the title.
2–6 weeksFamily settlement attempt
A negotiated partition deed, where the family will sit — faster, cheaper, and it preserves relationships.
1–3 monthsPartition suit
Where settlement fails: suit filed, shares declared, and a preliminary decree obtained.
1–3 yearsFinal decree & possession
Actual division by metes and bounds — through the court commissioner where needed.

04Honest timelines
Title verification: one to three weeks done properly. RERA complaints: MahaRERA targets months, not years — refund and interest orders commonly arrive within six to twelve months. Partition by settlement: a season. Partition by suit: years — which is why we always attempt the settlement table first, in writing.
05Mistakes we see every month
- Buying on a lawyer's 'oral clearance'A title search is a written opinion tracing thirty years of records — or it is nothing.
- Relying on a notarised agreement for propertyRights in immovable property need registration. Notarised sale agreements protect far less than buyers assume.
- Delaying mutation after purchase or inheritanceUnmutated records invite rival claims and stall every later transaction.
- Accepting builder delay 'assurances' past possession datesRERA interest runs from the promised date — every month of polite waiting is money on the table.
06Fees, discussed upfront
Every engagement begins with a written understanding of the fee structure — consultation, drafting, appearances — before any work starts. We will tell you plainly at the first meeting what your matter involves, and you will never see a charge we did not explain.
What happens at your first consultation
- You talk, we listen. Bring whatever papers you have, organised or not. There is no form to fill and nothing to prepare.
- We tell you where you stand — including the weaknesses in your position. An advocate who only tells you good news is not advising you.
- You get options, not pressure. Sometimes the honest answer is that you do not need to file anything yet.
- Fees in writing before any work begins, so no invoice ever surprises you.
Everything you say is privileged, whether or not you engage the firm. Consultations are held in Marathi, Hindi or English — in person at Kasba Peth, or over video.
